| What is tenant screening and how does it work? |

| A tenant screen is an electronic background check which contains Credit and/or Criminal history of your potential renter. Examples of Criminal check information include Felony and Misdemeanor Criminal convictions. Credit check services include verification of employment, verification of social security number and verification of current home address, in addition to any outstanding liens, judgments and the tenants credit scores. Our credit check service will score your potential tenant and give an "Approved" or "Declined" recommendation based or their credit history. Basically, you will be provided with a full credit report similar to what mortgage companies, banks and property management companies request for evaluating their clients and renters. This invaluable information can be the difference between a qualified problem free renter and a potential problem renter who may result in problems such as non-payment of rent, destruction of property, violating the lease agreement etc. The difference can mean thousands of dollars in expenses and costs to your bottom line, not to mention the time and stress of dealing with problem tenants. | How do I request Tenant Screens? |

The first step in requesting a Tenant Screen is to obtain a signed authorization form from your potential renter. Those forms are available in the "Forms" section of our website. After you have obtained signed authorization you may then log-in to your account manager/control panel on our website and click the request a "Credit Screen" or "Credit and Crminal Screen" buttons and follow the step by step instructions. Before you can proceed you will be required to electronically certify that you have obtained a signed "Authorization Form" from your renter.
If you have a "Premium" account you are authorized to request 1(one) credit screen at no additional charge. Follow the instructions listed above and make your request. If you have a "Standard or Enhanced" account your process will be the same, however your must pay for the requested service, $29.95 for "Credit Screen" and $39.95 for "Credit and Criminal Screen". If you search the internet for these services you will find that our fees are significantly lower than what is offered elsewhere online. |
| How fast will I get my Screen request? |

| If your request is made and recieved between 10am and 4pm Monday through Friday Eastern Standard Time, your request will be completed and sent to your e-mail within 2 hours. All requests made after 4pm Eastern Standard Time will be fulfilled by the next morning (business day) via e-mail. If there are any delays, if you have any questions, or if you prefer to make the request by phone please don't hesitate to contact us and we will reply promptly. |
| Can I use the Tenant Screening service to access my personal credit report? |
|
| No. Pursuant to Fair Credit Reporting Act requirements, we do not allow you to access your personal credit history/credit reports. It is against the laws and rules as determined by the Fair Credit Reporting Act. You must obtain a signed authorization from any potential renter for whom you want to request a "Credit or Criminal Screen." You can find the appropriate forms in the "Forms" section of our website. To access your personal credit report you may visit the websites of the three major credit reporting agencies, (Experian, TransUnion, Equifax). You are entitled to one free copy of your credit report every 12 months. |
